Is it really commission free?
Yes. There is no agent in the deal, so there are no real estate fees. Only you, the buyer and the private lender take part.
Do I have to sign a contract?
No. There are no contracts and no obligation. You just place the new header on your ad.
Can I get ripped off? Can my house be stolen?
No. Once the lender approves a buyer and they write an offer, everyone lawyers up. The buyer, the private lender and you each choose your own lawyer. The lender sends the funds to their lawyer, who completes the transaction with your lawyer, exactly like a sale with bank financing.
Why are these buyers so likely to buy?
Because they can't qualify at the bank, they can't buy another house except yours, thanks to the private financing. Once the private lender qualifies them and sets up a showing, they're very motivated.
What if a buyer doesn't need the financing?
